Usually, those who qualify for the veteran mortgage home loans and with veteran status are disbursed loans at an interest rate of 5.25% with no requirement of any down payment as these loans are funded by the government securities which are exempted from tax by both the state and federal tax authorities and as such both these state and federal guidelines should be followed.
For persons who served the nation before 1977 or have been released from service for more than 30 years, they qualify as Veterans and mortgage borrowers and are given loans for 5.50%. 3% of the loan payment is to be deposited in the bank as a security.
For those who don?t fully qualify as veterans, they can avail the Private Mortgage Protection mortgage by paying 20% of the loan amount as the down payment and thereby paying an interest rate up to 6.50%.
In all the above cases, a 1% fee is charged toward the funding fee. If the qualified veterans are not able to pay these down payment charges they can repay the same after availing the loans from the bank. The details of the fee are given in the Form C / 14 of the CVLAF.
These loans can be availed of through online also. For online processing of the application forms, certain additional forms are to be uploaded along with your loan application. They are:
Form C / 11 / 3/V / 11: This form gives an authorisation to the Californian Veteran Officers to verify the genuineness of your identity, your name and other disclosures as submitted by you. This process is done to avoid deceit so that loan facility can be extended to the maximum number of honest applicants.
Form L / 9: This form gives you an idea of the rights you can enjoy while taking up a veteran home loan in conformation to the Housing Financial disbursements act of 1977. Unless you go through this form and sign it, your loan application could not be processed.This step ensures that you are quite aware of your rights as a consumer and in any discrepancy, can take the necessary steps to guard your rights.
Along with these forms, information regarding the property which you plan to purchase should be furnished as these are not included in the above said application form.
